While buying property as an investment, apart from location, the buyer needs to consider the price he/she is paying for the purchase. An established local, Kaloor, is witnessing a rise in asking price for residential units over the past 5 years.

This increase can be helpful for buyers looking at long term capital appreciation, although not a definitive indicator.

How Have Property Prices Changed?

As per Magicbricks’ historical listing data, the average asking price for flats in Kaloor increased from ₹ 5470 per sq. ft. in 2021 to ₹ 8064 per sq. ft. in 2025. In other words, a 47% increase in 4 years’ time. A steeper CAGR in 2025 was seen on a gradually increasing trend from 2022-2024. The portal’s prices are indicative and might not coincide with actual transaction prices.

Why Kaloor Continues to Attract Buyers

A key strength of Kaloor is its well-established urban ecosystem. With easy accessibility to public transport, healthcare and shopping, among other services, the locale provides in convenience. Its proximity to central Kochi makes for good connectivity for those looking to drive around the region. The pull factor of the area can have a bearing on residential demand, although appreciation varies for different buildings based on street, condition and asking price.

What Should Investors Look For?

Buyers should look beyond the typical asking prices for flats in Kochi while comparing their options. While a well-kept property in the desirable locale appreciates steadily, an old, dilapidated building would require extensive renovation.

Prior to making a purchase decision, buyers must evaluate age, maintenances costs, parking, construction quality and possible demand in future. Apart from evaluating similar apartments in Kochi, buyers can also look at other established localities nearby to gauge if the asking price is justified.

It is recommended that prior to buying a new or under construction apartment, buyers must research the record of builders in Kochi. With regards to RERA and approvals, along with completion records of a builder; in conjunction with the project’s unique selling points must be taken into account.

Does Kaloor Make Sense for Long Term Investment?

While the historical price trends of Kaloor is an enticement, the capital appreciation is not entirely indicative for future trajectory. Vacancy rates; carrying costs; and renovation expenses would affect the final returns.

Therefore, while making an investment decision it is advised that buyers consider how much they’d be able to rent out the flat for; and if the space would be able to fetch a good price upon resale.

To reiterate, buyers should consider what would be their returns vis a vis expenses on a property to make an informed decision on a long-term investment. The past 5 years’ trends should not be the sole determining factor while purchasing an apartment for capital appreciation.
